Sound decisions regarding the Marketing and Leasing of your property can lead to the optimal return on your investment.  Conversely, the wrong decisions can be very costly.  For example, high vacancy periods and incomplete tenant screening can create personal stress and reduce your property's profitability.

Utilizing our experience, we make the best use of our established marketing processes in order to maximize rental inquiry call volume into our office.  This volume of inquires allows us to be more selective when qualifying our tenants.  We currently receive between 300 to 400 rental calls per week!

All rental inquiries are directed to our full time leasing agent.  Through a series of qualifying questions, our agent is able to choose the most qualified prospective tenant for your property.  Once identified, these prospective tenants fill out an application and go through our application process.  This process provides additional screening to ensure the best possible tenant for your investment.

Our screening process selects the top 4% of tenant applicants! Our vacancy rate has consistently been below 2% for the last few years.  Most of our vacant properties are rented within the first 10 days, and it is our monthly goal to have all properties rented within a 15 day time period.

As an investor, you are further protected by our comprehensive move out process. This process is completed with the tenant and includes: 1) A comprehensive walk of the property, 2) A close out summary sheet for the tenant, 3) The negotiation needed to resolve move out disputes, and 4) A complete reconciliation of move out expenses with the tenant.
